Design considerations for a beach home designed by Kg3d Home Design in New Smyrna Beach, Florida
Design Program, is a term used by architects to describe the requirements and influences for a building design. What are the requirements of the owners and what other factors should influence the design of this new home in a beach town?
How would the floor plan and design of a beach home differ from a more conventional type of home? The beach lifestyle and relaxed atmosphere of a vacation home allows opportunities to have a little fun with the design but the dynamics of the owners' families and guests create some challenging design considerations. The owners are a combined family with five active children across a range of ages. They also have extended family and friends that they anticipate visiting frequently.
This property is across the street from an open park that is directly on the beach so there will be fabulous views from the front of the house. The lot is narrow so the garage can only be on the front however the views will be better from the 2nd and 3rd floors, so it's not a problem. Living areas on the 2nd level and the owner's suite on the 3rd level, will have nice views to the water.
It's also best to locate the swimming pool on the south side of the house. Other orientations block the sun during parts of the day or entirely some of the year. This plan provides some nice privacy the way it wraps around the pool area and also creates a great indoor-outdoor environment. Essentially it's a great place to hang out.
The first level is multi-functional. From the main entry, there's a stair tower that's open to all three levels. Note that there's a barn door so it can be separated from the rest of the ground floor. The central area features an indoor-outdoor kitchen with a glass paneled garage door overlooking the pool. Imagine a rowdy group returning from the beach. Wouldn't this be a great place to hang out and relax without disrupting occupants in the other areas of the house?
The rear area is a potential rental or space for an entire family unit. The retreat is an informal living space that also functions as an indoor-outdoor room. There's a big laundry room downstairs to accommodate beach towels and a bunk room for the kids or overflow guests. The garage has space for two cars, a golf cart and an abundance of beach toys.
The 2nd level features the main living space with a great enclosed balcony, all with ocean views. At the rear is the 2nd level of the guest quarters with two bedroom suites and there's a large bedroom in the center that's big enough for two double beds. Strategically located doors allow the double bedroom to be part of the main space or part of the guest quarters, depending on the makeup of the occupants. There's also a small laundry and a compartmented pantry with a locking rear area.
The front stairs or elevator lead to the 3rd level with a private suite for the owners and access for everyone else to the rooftop entertainment space. The owners' suite features an enclosed sleeping porch and sizable bathroom, both with the best views in the house. The morning kitchen on the porch makes it a great place to enjoy the sunrise.
The roof top terrace is the highlight of the 3rd level. The covered cabana has a wet bar for refreshments after sunset. With a firepit and hot tub, it's a great spot for a private evening or has enough space to entertain a group of friends.
